St Mary's Project was a Fiasco
A Common's committee has been fiercely critical of the plan to merge St Mary's Hospital with Harefield and Brompton. When it failed they had to write-off £15m in costs.
The Committee's report said: "The campus partners were imprudent in submitting an outline business case in 2000, which was manifestly inadequate. At that stage they had not consulted their own doctors and nurses as to the required clinical content of the campus and were thus unable to determine with any degree of accuracy the land requirements and the likely cost." Cavendish Rowe is pleased to announce a recent startling success. A three bedroom ground and lower ground floor maisonette on Queens Gardens was brought to the market a snip under a million pounds at £995,000. Four days later, Cavendish Rowe agreed an offer with the owner at the full asking price.
Sales market
The property market in W2 has started off strongly in 2015. New buyers have joined the market and now compete with many buyers who were unable to find a suitable property and the strong demand is pushing prices up.
2006 saw approximately 20% house price inflation and the predictions for prime central London are 15% for 2015.
The city bonuses of course play a major factor in this area and help drive the prices up. Two bedroom flats are now averaging over £500,000 and mews houses easily creeping up to £1,000,000.
Cavendish Rowe is seeing some excellent quality properties coming on to the market. Properties that have not been on the market for over a decade are now being sold.
Lettings market
Many of the banks and corporations are currently recruiting in large numbers and so there are many high quality tenants looking for property throughout London and W2 seems to be one of their favoured locations. A current shortage in supply of rental properties is pushing prices up slowly.

Hyde Park Estate Association: The HPEA's first social evening of the year will take place on Wednesday 10 January in the Upstairs Bar at the Victoria Pub, Strathearn Place from 6.30 - 8.30 p.m. Their guest speaker will be Mr. John Outram, a renowned architect who lives in Connaught Square. Chepstow Road
You're not drunk and you're not seeing double. Chepstow Road is sinking again after the digging of a trench by Thames Water. They will have to relay the road again, which means buses will have to be diverted through Ledbury Road disturbing residents, much to the embarrassment of Westminster City Council.
'Sex’ Gardens
Last week Newsnight did a feature on Sussex Gardens as a red-light district, as a preliminary to a debate on street prostitution.
It was amusing to see local councillor Colin Barrow give a rather rigid interview in the back of a taxi. He said when prostitutes persistently offend they are removed with ASBOS. The fact that the first ASBOS were won two weeks earlier after about 100 years of prostitution on Sussex Gardens, didn’t seem to be acknowledged.
The reporter Michael Crick said that Sussex Gardens is often called ‘Sex’ Gardens. That’s the first time Newspad has ever heard it.

One City
Westminster Council celebrated their annual press jamboree for ‘One City’ two weeks ago. It was held at the Ritz. The occasion proved again how the Tories don’t get the ‘One City’ idea. The Conservative councillors circulated like members of the Royal Family.
Where were the Labour councillors? Where was the ethnic colour? Why not have next year’s bash in an Arabic restaurant on the Edgware Road? Or in a venue on the Harrow Road? That would send out a sincere 'inclusive' message.
Simon Milton and Robert Davis are exhausted politicians in need of new challenges. The Tories need to find a new leader in 2015, ideally a woman. Sarah Richardson would be the Newspad’s choice with Colin Barrow holding her hand. She’d bring some Cameroonian glamour and with good mentoring she could go on to become a star MP one day.
Getting Turned On
PaddingtonCentral will again host a festive evening with the turning on of the Christmas lights on Thursday 7 December between 5 and 6.30pm at Sheldon Square. Tenants and the local community are all welcome to attend and enjoy mulled wine and mince pies served by the estate management team at PaddingtonCentral.
Christmas Market at the German YMCA
The German YMCA is holding their traditional Christmas Market on Saturday 9 December at the Lancaster Hall Hotel, 35 Craven Terrace. The restaurant opens at 1pm for German food and mulled wine, the market itself starts at 3pm. You will find a large display of Christmas decorations, original handicrafts, Christmas cards, candles and specialities generously donated by German food producers.

Taxi Crash
The scrumptious new Monsoon clothes shop on the corner of Chepstow Road and Westbourne Grove has had its beautiful curved glass window smashed in a bizarre and sad accident, John Taplin reports. A taxi driver had a heart attack while turning the corner there and his cab ran out of control into Monsoon’s frontage.
The accident could have been even worse if it had not been for the solid structure of that listed building. The two foot base on which the window sits is made of solid marble which prevented the cab from ploughing into the shop staff and massed dresses. The smashed section has been tastefully covered by a large photo on board while the special new glass is prepared.
Driver gets a parking ticket while trying to save his wife

What a Difference a Phone Call can Make
Last week there was an excellent story of a community working effectively. Harry Krendel, the hairdresser based on Craven Road, usually picks up an elderly lady on Gloucester Terrace on a Saturday morning to cut her hair. A week or so ago, he rang the bell and there was no answer. He assumed she was away with her relatives. But he bumped into John Zamit, Chairman of SEBRA, and mentioned it.
John Zamit called up one of the Lancaster Gate City Guardians and asked him to go and look. The guardian, Charlie Moxon, rang the bell. No answer. Using his inititative he range a neighbour’s bell. The neighbour looked through the letter box. He could hear the elderly lady who said she had been lying on the floor for two days.
The police and the ambulance came and knocked down the door, as the key holder was away. They took her to St Mary’s Hospital, where she made a full recovery. John Zamit said, ‘I was very pleased with the outcome. It showed the good work the guardians are doing.’

Victoria voted Best Pub

Robbery on Gloucester Square
Mrs Vikki Andrews was mugged after returning from the West End last week. She parked outside and then she was followed down the front basement stairs and held at gun and knife point and robbed of handbag, all keys, and her Mercedes car. Fortunately Vikki was not harmed but as might expect shocked by the whole experience.
